Towing Policy

The Board of Directors and Management have reviewed the Association’s documents and applicable Florida Statues in order to establish an enforcement policy concerning the acceptable parking and storage of Boats, Motor Vehicles, Trailers, Etc. within the community.


The Association’s Documents dictate that no commercial vehicles, campers, mobile homes, motor homes, house trailers or trailers of every other description, recreational vehicles, boats, boat trailers, horse trailers, commercial vans, and mopeds shall be permitted to be parked or to be stored any place in KGCA with the exception of Cocoplum/Fairways which permits seventy-two (72) hours, not exceeding a three (3) overnight stay.  Nor shall any vehicle which cannot operate on its own power remain in KGCA for more than twenty-four (24) hours, and no repair of vehicles shall be made therein.  Vehicles must be parked in designated parking spaces only and may not be parked upon the grass or common roadways at any time.

 

Any vehicle parked in violation of these rules and regulations or other restrictions contained within the Declaration may be towed by the Association at the sole expense of the owner of such vehicle.

 

With this being understood, the property has been posted in accordance with Dade County requirements and the Board has established the following Towing Policy:

 

  1. No boat, trailer, or other vehicles described above, with the exception of standard four wheel passenger vehicles, will be permitted to be parked at any place within the community.  Any vehicle, boat, trailer, etc. stored in violation of this paragraph is subject to removal and storage at the unit owner risk and expense. 
  2. Any boat, trailer, or other vehicle described above, including four wheel passenger vehicles that are parked on any portion of the common areas, including but not limited to the medians, green areas and roadways, are subject to immediate removal and storage at the homeowners risk and expense.
  3. Any vehicle parked, abandoned, or stored on any portion of any property in a disabled, unlicensed, or inoperable condition including those vehicles on blocks and/or jack stands with missing or flat tires are subject to fines, removal and storage at the unit owner risk and expense.  This includes any vehicle without a valid deal or visitors pass.
  4. When possible, management may attempt to post individual vehicles or inform residents via/U.S. Mail prior to removal of vehicles in violation.  Said notification, however, is not required and vehicles may be removed without notice if determined to be in violation of this Towing Policy.
  5. The above Towing Policy is in full force and effect and no further notification will be required.  If you are currently in violation of this policy you must take the steps necessary to correct your violation immediately.
